Every off-plan project in Dubai is registered with the Dubai Land Department (DLD), and the registry records its official status, construction percentage, and inspection history. Here is exactly how to check it — and how to read what you find.

The official routes

Dubai REST app (iOS/Android) — DLD's official app. Under Services → Project Status you can look up a project's current state. Shows today's snapshot only, no history.
dubailand.gov.ae — the DLD website's project status page offers a similar lookup, and its open-data portal publishes the underlying registry (it's the source we build on).
Oqood — the registration portal where off-plan sales contracts are recorded. Useful for verifying your own unit's registration, not for construction progress.

All three show the same underlying registry. The difference is convenience and memory: the official tools answer "what is the status today?", while a tracker answers "what has been happening?"

How to read the status fields

ACTIVE — registered and officially in progress. Most of Dubai's pipeline sits here.
FINISHED — construction certified complete; handover is done or imminent.
ON HOLD / UNDER CANCELLATION / CANCELLED — warning states. If you own in one of these, read our stalled-project guide for your escrow rights and RERA escalation steps.
Percent completed — set by DLD-appointed inspectors after physical site inspections, typically every one to three months. It certifies construction milestones (and controls what the developer may draw from escrow), so it moves in steps, not daily.
Inspection date — when the percentage was last certified. A recent date means fresh data; an old one means the next inspection is due, not necessarily that work stopped.

How often does DLD project status update?

The registry itself updates whenever an inspection is filed or a project's administrative state changes. In practice most projects see movement every one to three months. We snapshot the entire registry every morning (40 daily snapshots archived so far, across 695 projects) and record every difference — which is how our daily change log and email alerts work.
