Yield is where off-plan investors win or lose — and headline “gross yield” hides the service charge that eats into it. These figures come from real DLD sale prices and Ejari rent contracts; where we have Mollak service-charge data we also show the net yield after charges. Medians for residential units; areas with thin data are left out.
