What DubaiHandover is
DubaiHandover (dubaihandover.com) is a software service that tracks officially registered real-estate projects in Dubai — construction progress, project status, handover dates, registered sale prices, and rental data — and sends email alerts when tracked projects change. The underlying figures come from open data published by the Dubai Land Department (DLD) and related government sources.
DubaiHandover is an independent product. We are not affiliated with, endorsed by, or acting on behalf of the Dubai Land Department, the Real Estate Regulatory Agency (RERA), any government body, or any property developer.
Information, not financial advice
Everything on this site — progress figures, forecasts, price medians, yields, reliability scores, and any other number or label — is information derived from public records, provided for general reference only. It is not financial, investment, legal, or tax advice, and it is not a recommendation to buy, sell, hold, or rent any property.
Registry data can lag physical reality, contain errors introduced at the source, or be revised. Our forecasts are simple mathematical extrapolations and are labeled as such. Before making any property decision, verify the facts independently and take professional advice. You act on the information here at your own risk.
Your account
Creating an account requires only a working email address, which we verify with a one-time sign-in link. You are responsible for the security of your email inbox, since anyone with access to it can access your DubaiHandover account.
One account per person. We may suspend or close accounts that abuse the service, attempt to circumvent plan limits, or use it in the ways prohibited below. You may close your account at any time by contacting us.
Free and paid plans
The core registry facts on this site are free for everyone. Paid plans add capacity and convenience — more tracked projects, faster alerts, and additional tools — as described on the pricing page at https://dubaihandover.com/pricing.
Paid subscriptions are sold and processed by Paddle, our merchant of record. Paddle handles payment, applicable taxes, invoicing, and refunds; we never see or store your card details. Subscriptions renew automatically until cancelled. You can cancel at any time, and cancellation takes effect at the end of the current billing period.
Prices may change. If a price change affects an active subscription, we will notify you by email at least 30 days before it applies, and you may cancel before it does. Promotional lifetime price locks (such as Founding Member pricing) remain valid for as long as the subscription stays active and are void if the subscription is cancelled or refunded.

What you may not do
You may not: scrape, bulk-download, or systematically extract data from this site for republication or resale; resell, sublicense, or white-label the service or its alerts without a written agreement; use automated tools to create accounts or evade plan limits; probe, disrupt, or overload our infrastructure; or use the service for any unlawful purpose.
The underlying government records are public data, and nothing in these terms restricts your right to obtain them from their official sources. What these terms protect is our service: the aggregation, history, presentation, alerts, and analysis we have built on top.
Intellectual property
The DubaiHandover name, logo, site design, software, and all editorial content are our property. Official inspection photographs are sourced from government systems; developer renders remain the property of their respective developers and are shown with attribution for identification of the project concerned.
Limitation of liability
The service is provided "as is" and "as available", without warranties of any kind, express or implied — including accuracy, completeness, fitness for a particular purpose, or uninterrupted availability.
To the maximum extent permitted by law, DubaiHandover shall not be liable for any indirect, incidental, consequential, or special damages, or for any loss of profit, opportunity, or data, arising from your use of (or inability to use) the service — including decisions made in reliance on the information it presents. Our total aggregate liability for any claim shall not exceed the amount you paid us in the twelve months preceding the claim (or AED 100 if you have paid nothing).
Changes to these terms, governing law
We may update these terms as the service evolves. Material changes will be announced by email to account holders at least 14 days before taking effect; continued use after that date constitutes acceptance. The date below always reflects the current version.
These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and any dispute is subject to the exclusive jurisdiction of the courts of Dubai.
