Every "best projects" list you've seen was written by someone earning a commission on your click. This one is computed from the official DLD project registry: certified construction progress, measured build pace, and each developer's actual on-time record. No paid placements — a project cannot buy its way on, and we name the formula below so you can argue with it.

Ranked by registry data, not commissions
The formula, in full:
- Who qualifies: ACTIVE projects between 40% and 95% certified complete — far enough along that the project is real, not so far that you've missed the off-plan window — whose planned handover has not already passed and falls inside a sane 2026–2035 window (the registry occasionally carries garbage dates, which we exclude rather than rank).
- 60% — developer on-time score. The same 0–100 score behind our developer league table: what share of the developer's active portfolio is past its planned handover, weighted by how far past, with a small-sample adjustment so a one-project developer can't outrank a forty-project one. Shown above as a grade (A = on schedule, D = heavily delayed).
- 40% — construction pace. Certified progress divided by months since the registered construction start — the registry's own answer to "is this site actually moving?". Full marks at 3% per month (roughly a 33-month build); projects under 6 months old are excluded because early pace numbers are noise.
Just as important, what the ranking does not include:
- No price factor yet. Our transaction archive matches projects by exact registry name, and that matching is not yet complete enough to score fairly — so rather than rank on partial price data, we leave it out. Sale prices appear on individual project pages where the match is solid.
- Pace is average-since-start, not recent momentum. Our daily snapshot history is young; once it spans enough months, recent pace will replace lifetime pace. Today's number can flatter a project that sprinted early and slowed.
- Nothing subjective. No views, no "luxury", no brand prestige, no amenities — and nothing a developer can pay to change.
"Best" here means exactly one thing: most likely to become a real building on schedule, according to the official record. It says nothing about whether the price is right for you or the floor plan fits your life.
How to use this list
- Treat it as a shortlist, not a verdict. Open each project's page, look at the actual inspection photos, and check the handover forecast against the developer's promise.
- Compare the area, not just the tower. Our area pages show sale prices, rents and the supply wave around each project — a great building in an oversupplied pocket is a different investment.
- Check the quarter. The handover calendar shows what else lands in the same quarter — thousands of units arriving together affects your rent-out and resale timing.
- Look at what didn't make it. The Late List is this ranking's mirror: ACTIVE projects already past their planned handover.
