Dubai's supply pipeline: what actually hands over in 2026–2027

Every week brings a new launch headline promising thousands of units. Most of those units are years away — some never arrive. This page counts a different thing: the projects already registered with the Dubai Land Department, already under certified construction, whose planned handover falls in 2026 or 2027. The figures below are read live from the registry, so they change as the registry does.

Launch announcements vs certified progress

A launch announcement is marketing. It costs nothing to announce a tower, and the date attached to it binds nobody. A DLD project registration is different: the project has a number, an escrow account, and a completion percentage certified by government inspectors who physically visit the site — the same project status record we track daily. When we count "supply", we count only that second category: registered, ACTIVE projects with a planned handover date on file.

As of today the registry shows 519 ACTIVE projects in Dubai, of which 519 carry a plausible planned handover date (we ignore the registry's occasional garbage dates outside a 2025–2035 window — the same filter our handover calendar uses).

Across the 2026–2027 pipeline those projects declare roughly 94,261 units in the registry — apartments, villas and townhouses combined. Treat the unit figure as an upper bound on what actually gets keys in the window: projects counted here will slip into later quarters, and some registered unit counts are revised.

Where the keys will change hands

The 2026–2027 pipeline is not spread evenly. These areas have the most ACTIVE projects with a planned handover in the window:

Concentration matters if you own in one of these areas: a wave of simultaneous handovers means more competing listings and more rental stock arriving in the same months you get your keys. Each area page above shows the full delivery schedule alongside real sale prices and rents.

The honest caveat: planned is not actual

Every count above uses the planned handover date the developer filed with DLD. Planned dates slip — routinely, and usually without a press release. As of today, 121 ACTIVE projects are already past their planned handover date and still under construction — the full ranked list is on the Late List. So read this page as the registry's current intent, not a delivery guarantee. The way to know whether a specific project will make its quarter is not the date on file — it is whether certified construction progress is actually moving toward 100% at a pace that fits the date.
